Advertising & Tenant Selection

 

We understand that an empty property is very costly and know how important it is to have your property tenanted in a timely manner. We provide prompt attention to having your property advertised and tenanted as soon as possible and carry out a very careful tenant selection process.

At Infinity, We:

  • Require applicants to submit a comprehensive tenancy application

The Tenancy

 

A managed property means that as the owner you can sit back and relax and let us take care of the details. There are a range of tenancy conditions and responsibilities that need to be covered to ensure the tenant is aware of their responsibilties. Here is a list of what we cover during and after the tenancy.

  • Tenancy documentation, special conditions, bond collection and lodgement

  • Comprehensive pre-tenancy inspections including photos, video and chattel documentation

  • Regular property inspections including reports to the tenant and the owner

  • Regularly assess and review market rents

  • Negotiation of rent increases

  • Detailed final inspections including photos, video and chattel documentation

  • Determine whether any remediation is required and act accordingly

  • Finalise tenancies, including bond refunds and dispute process if required

Rent Monitoring

 

We manage all rent collections and check rents received on a daily basis. We understand the importance of rent being paid on time. In the event of a missed payment our strict procedures mean that we are able to promptly deal with this to ensure any missed payment is remedied as quickly as possible. Our careful credit and reference checking of prospective tenants does reduce the likelihood of rent arrears, however should an issue arise we will keep you informed and updated throughout the whole process.

  • Have a zero tolerance to rent arrears

  • Follow up any missed payments and issue legal notices 

  • Submit tribunal disputes applications

  • Attend to mediation and tenancy tribunal hearings

Repairs and Maintenance

 

At Infinity we treat each property as if it were our own. We are happy to organise and manage any repairs and maintenance on your behalf. Where necessary we will provide you with a written quote from a qualified tradesperson or service representative before going ahead. We will attend to urgent repairs that could cause injury or damage to the property that require immediate attention. These may include:

  • Broken or blocked pipes or drains

  • Serious leak or flood damage

  • Essential service or appliance not working (stove, hot water)

  • Fault or damage that makes the property unsafe

  • Blocked toilet

  • Dangerous electrical fault
